WATERBURY:  Lepage Bakeries, a division of Flower Foods, has signed a 10-year lease for 4,900 square feet at Steelebrook Plaza, 1630 Watertown Avenue, Waterbury.  Lepage will be selling bakery and other food products.  The Proto Group represented the Landlord, Steel Brook Development, and Mark Duclos of Sentry Commercial represented the Tenant.

BRANFORD:  The Proto Group represented Progressive Benefit Solutions of North Haven on its relocations and expansion into the Branford Business Park.  PBS has signed a 5-year lease with a value in excess of $185,000. Rich Guralnick of H. Pearce represented the Landlord, BPR XIV LLL of Branford.

NEW HAVEN:  Happy Ending Dessert Café leased 1,475 sf at 9 Whitney Avenue, New Haven for 5 years from Corner Properties I, LLC to operate a dessert café offering fondue, honey toasts, macaroon ice cream, crepes, waffles and dessert beverages.

MERIDEN, CT:  Connex Credit Union of North Haven has ground leased a small outparcel at Townline Square SC for a freestanding ATM.  The 10 year lease is valued at $262,500.  The Proto Group represented Connex Credit Union and Rich Korris of Insite Retail represented Urstadt Biddle Properties, Inc., the landlord.

MERIDEN, CT:  Connex Credit Union of North Haven has leased 1,507 sf inline space at Townline Square SC as a relocation of its Route 5 Wallingford branch.  The 5 year lease is valued at $165,770.  The Proto Group represented Connex and Rich Korris of Insite Retail represented Urstadt Biddle, the Landlord.

WETHERSFIELD, CT:  The Proto Group represented the Stop & Shop Supermarket Company in its leasing of an outparcel for a future gas station at The Jordan Lane SC on the Berlin Turnpike in Wethersfield, CT.  Guy Stutz, VP of Real Estate for Stop& Shop, handled the transaction for the Company and Lori Manzo, Director of Leasing for Cedar Realty Trust, for her company.

MILFORD, CT:  Hobby Lobby Stores from Oklahoma has leased the former Sports Authority on Route 1 in Milford, opposite Costco.  Hobby Lobby signed a 10-year lease for 43,148 SF which is valued in excess of $5,600,000.  The Proto Group represented the Landlord, and Rob Robledo and Kevin Higgins of CBRE/Grossman represented Hobby Lobby Stores in the transaction.
